Design & permitting · before construction

The lot

Every project starts with an afternoon on the dirt. We shoot grades, locate utilities, check setbacks against your plat, and stand where the July evening sun will land. The design is drawn in our Old Town studio and priced line by line before anyone signs anything.

Permits and HOA review take four to eight weeks in Scottsdale. We tell you that up front, because pretending otherwise is how schedules get broken.

Construction weeks 1–2

Excavation

Dig day is the loudest 48 hours of the whole build. Layout paint goes down Monday; by Wednesday there is a hole the exact shape of the drawing, checked twice against grade stakes.

The spoil gets hauled the same week. You should not have to live with a dirt mountain in your driveway.

Construction weeks 2–5

Steel & shell

A pool is a concrete boat that never gets to float, so the structure matters. Rebar is tied on tight centers, plumbing is pressure-tested and left under gauge for the city inspector, and then shotcrete goes on in a single day.

The shell cures for weeks afterward. Our crew wets it down every morning; that is somebody's actual job.

Construction weeks 6–10

Tile, coping & deck

This is where your pool starts looking like your pool. Waterline tile set by hand, coping sawn and eased on every edge, decking poured or paved around it all.

It is slow work on purpose. This is the part your hands and feet will touch every day for the next twenty years.

Construction weeks 10–13

Water

The interior finish goes in and the hose goes on. Filling takes about a day and a half and cannot stop midway without staining, so we schedule it like a launch window.

Startup chemistry runs the next 28 days while the pebble finish cures underwater. We handle every visit.

Handoff

First swim at dusk

We come back in the evening to aim the lights, balance the water one last time, and walk you through every valve and setting until it feels boring. Then we leave, and the yard is yours.

Most builds run 10 to 14 weeks of construction, and the schedule goes in the contract. Read the whole process, week by week.

New pools & spas

Ground-up custom pools designed for how you will actually use them: lap lanes that fit the lot, baja shelves sized for real chairs, spas plumbed so they heat in twenty minutes. Shotcrete shells, pebble interiors, equipment sized with math instead of habit.

Pool remodels

Scottsdale is full of good pools wearing out their 1990s finishes. We re-plaster, re-tile, re-deck, and re-equip existing pools, and we will tell you honestly when the shell underneath is worth keeping. Most remodels run six to nine weeks.

Outdoor living

Ramadas, outdoor kitchens, fire and water features, and landscape lighting, designed with the pool instead of bolted on after. Shade in the right place matters more here than anywhere; we design it off the sun path, not the floor plan.
